Developed over 40 Retail Shopping Centers and Free Standing Single Credit Tenant Projects. Performed as a Preferred Developer for CVS, Outback, Carrabba’s Bonefish Grill, Chili’s Panera Bread, FedEx Kinko, Eckerd’s Drug Stores, WAMU (Washington Mutual) and Tires Plus.  Additional tenants placed in company owned projects were: LA Fitness, Home Goods (TJX  Companies), Petland, Golfsmith, Chipotle Mexican Grill, Subway, Firehouse Subs, Super Cuts, AT&T,  T-Mobile, Moe’s Southwest Grill, Kelly Services, 7-11, Shell, Texaco, BP, Stop-N-Go, Great Clips, Sally  Beauty Supply, Cato Fashions and Payless Shoes. Developed pad site ground leases for McDonald’s,  Bank of America, and Regions Bank, Walgreens, Chili’s and CVS. 

 

Additional Accomplishments include:

Took a technology and associated device from idea state to completion and issuance of US Patent.

Scott M. Hallihan 

Managing Partner, Jupiter Development LLC.

 

Scott is a founding partner and chief executive of Jupiter Development Group LLC, which specializes in commercial real estate development. 

 

Retail Development – These projects primarily consist of developing or redeveloping three to five acre retail sites typically anchored by a restaurant or bank.  We generally try to make the architecture for each center unique in some way.  

 

  • North Market, Wilmington, NC – we designed this center to have a contemporary look to be distinctive in the market.  The center is open and we have all but one suite leased or in the process of lease signature.  Our average lease rate is $19/sf, which is higher than the prevailing local rates that were closer to $16/sf.

  • Creekside Crossing, Rocky Mt., NC – we designed this center to be cost effective yet still have a classic look.   This center is open and we have all but two suites leased.  Again, our lease rate is several dollars higher per square foot than the prevailing local rate.

  • Davis Drive Village – we designed this center to look nicer than the average gas and convenience store anchored center.  This center is schedule to complete construction in March.  All but 4 suites are leased at this time. 

  • Stonecrest Village, Tega Cay, SC – we designed this center to fit the character of the larger Stonecrest 140 acre mixed use development.  The center is very pedestrian friendly, with wide sidewalks, outdoor dining patios and a “village” look.  This center is on target to begin construction in April/May of 2007.

 

Office Development – Outside of Metropolitan, Scott has partnered with Banner Elk, NC developer Angelo Acceturro to develop a 15,000 sf medical building on State Farm Road in Boone, NC.  Construction was completed in Dec 2008 and leasing/sales are currently underway.

 

Apartment Rehab – These projects were purchased in a state of disrepair and low occupancy.  Scott identified the properties and analyzed the value improvements

 

Prior to developing real estate, Scott spent 6 years buying apartment complexes, office buildings and other rental properties.  Many properties are still held but others were improved and flipped for profit.  Before this, Scott spent 18 years in global marketing and business development for IBM   Areas of expertise were product marketing, brand marketing, marketing programs, partnerships and executive briefings.

 

Scott holds a degree in Computer Engineering from Clemson University and an MBA from Duke University.   He lives in Raleigh, NC but travels extensively for both business and pleasure.
